1. Brief
Full width single storey rear extension with a flat roof and roof lanterns, for an open plan Kitchen/Dining area. Timber decking terrace with a level threshold for the bifold doors. 
2. Challenges
Ordinarily the proposal would be under Permitted Development, due to the level difference between the house and the garden, it needed to be submitted as a Householder Planning application. Even due to the height and extending beyond 3m, the application was approved. 
3. Goals
To create a contemporary open plan space, suitable for every day use and entertaining guests.
